Sleepyhead's $1.2 Billion Ohinewai Development: A Vision for Progress

Sleepyhead is embarking on an impressive $1.2 billion development in Ohinewai, North Waikato, which encompasses the construction of a state-of-the-art foam factory, as well as additional industrial, commercial, and residential zones.

This ambitious project is driven by a vision to create a vibrant mixed-use community, complete with 1,100 homes that can accommodate up to 3,000 residents, all while establishing a cutting-edge factory that will generate 2,600 new employment opportunities.

To ensure the success of this endeavor, Sleepyhead enlisted the expertise of Geosciences. Their involvement began with an Initial Preliminary Site Investigation (PSI) of the expansive 177-hectare land earmarked for the proposed development. Subsequently, a Detailed Site Investigation (DSI) was conducted, focusing on the footprint designated for the Stage 1 Foam Factory.

The PSI uncovered historical potentially contaminating activities within the estate, while the DSI meticulously determined the extent and magnitude of contamination. Geosciences went a step further by formulating a Site Management Plan, outlining the procedures implemented to handle the affected soil during Stage 1 of the development.

With the technical assessments completed, senior personnel from Geosciences Ltd presented crucial evidence to an Independent Hearings Panel. This presentation addressed Sleepyhead's submission concerning the Proposed Waikato District Plan and the pertinent contamination matters identified.

The culmination of these efforts resulted in the granting of consent for rezoning by the Waikato District Council in 2021, marking a significant milestone in the realization of Sleepyhead's visionary Ohinewai development project.
